THE PROCESS

When deciding to renovate your home, you should consider a number of factors. if you are looking to extend to add floor space or specific rooms, you will need to consider where on your site you should be building. Is the backyard the best place? Or of your block is quite small of their is a view to be gained, it may be worth going up. Going up comes with its own advantages and disadvantages. While generally more cost effective, it is quite disruptive and also requires alterations to your existing house to accommodate a stair at a minimum and more work may be required if you wish to change the roof lines or even modify the entire character of your home.

Your available budget should be established early as this will have a significant impact on the scope of your work. If your budget is small, an extension may net you the best value for money. But if you have access to a few more funds, an update of your whole house may be advantageous as it will increase the property value and create a consistent look for your home.

While designing we will model your existing house and site as a  3D computer model. We then model the modifications and additions required. Throughout the design process you will be able to view your house as it develops.

While we undertake this process, we will also be constantly checking the design against the relevant council codes and standards to ensure a smooth journey through the approval process.

Understanding how your existing house was built is critical to keeping any modifications cost effective. By ensuring any additional loads added to your home are integrated with the existing structure will reduce expensive structural changes to your existing home.

If you are adding another level to your house, the most cost effective way to do it is to line up your addition with the existing building below. This is not always possible due to council restrictions, but if it can be done it is a great way to reduce costs.
